Retour de la ville nature
L'exemplarité du projet de la Canopée s'explique par la rencontre de trois aventures humaines. Cette opération iconique n'aurait en effet jamais vu le jour sans la remise en cause du projet urbain de Versailles Chantier, portée en 2008 par François de Mazières, alors nouvellement élu maire. « Nous avons refusé la construction d'un complexe commercial sur dalle et d'un multiplexe, rappelle-t-il, pour aboutir aujourd'hui, à côté du pôle multimodal de la gare Versailles Chantiers, à un quartier démonstrateur de la ville nature, c'est-à-dire le mariage entre le construit et la nature. » Après six ans de négociations, la ville et les promoteurs règlent à l'amiable, via une transaction, l'abandon de l'ancien projet d'aménagement. Par anticipation, l'intégralité du bassin carré -un ancien réservoir d'eau du château de Versailles - devient, dès 2013, le jardin public des étangs Gobert après son réaménagement par le paysagiste Michel Desvigne et l'architecte Inessa Hansch. Un programme de quartier mixte est alors développé. À l'est, l'architecte Christian de Portzamparc dessine un îlot de 23 000 mètres carrés de bureaux et commerces, tandis qu'à l'ouest, c'est Élizabeth de Portzamparc qui conçoit 377 logements intergénérationnels et une crèche, livrés entre 2018 et 2020. Au centre, la gare routière est réalisée au niveau du sol naturel, sur un parking souterrain. Devant, reste une ancienne halle de fret, dernier vestige de l'histoire ferroviaire du quartier et sauvée in extremis de la démolition par le maire. Il ne restait plus qu'à trouver sa future vocation.
Revenir en ville
La Ville cèdera la parcelle à la société Mercator, holding de la famille Lemarchand, pour sa filiale Nature & Découvertes, qui s'est très vite montrée intéressée. Elle souhaite, alors, quitter ses locaux périurbains de la zone d'activités de Toussus-le-Noble (Yvelines), où elle s'était implantée deux ans après sa création en 1990. Comme l'explique François Lemarchand, fondateur de Nature & Découvertes (et Versaillais depuis 40 ans), « le mode de déplacement de nos salariés a changé, ils ne prennent plus la voiture mais le train. » Ce nouveau siège social pour 200 personnes, qui regroupe aussi la Fondation et l'école de formation La Source, se doit aussi d'être en adéquation avec l'image de l'entreprise, dont l'ambition est de « faire du commerce dans le respect de l'homme et de la nature ». L'atelier Construire accepte la mission. Un premier projet avait déjà été proposé à la Ville sur un délaissé ferroviaire près de la gare Versailles Rive Droite, mais celui-ci n'avait pas abouti. La gare Versailles Chantiers est donc une opportunité idéale, d'autant plus que la desserte actuelle sera complétée, à l'horizon 2030, par la ligne 18 du Grand Paris Express.
Une halle comme écrin
Alors interviennent les savoir-faire en écoconception et savoir-être des agences Construire et Du Cœur à l'Ouvrage. Patrick Bouchain, Grand Prix de l'urbanisme 2019, revendique une « haute qualité humaine, car l'architecture est un lien qui s'apparente à un bâtiment commun ». Ce chantier ouvert au public accueillera plus de 2 500 personnes encadrées par de jeunes architectes.
Quinze petites « maisons » en bois sont glissées subtilement dans les travées de la charpente métallique de 100 mètres de long.
Celle-ci ne joue d'ailleurs pas de rôle structurel, mais devient le prétexte à une découpe des volumes pour y glisser des patios sur lesquels s'ouvrent les espaces de travail. L'accès principal se fait au milieu de la façade nord. Une grande zone centrale de circulation traverse les espaces communs du rez-de-chaussée et travail au premier étage. Comme un grenier, le deuxième niveau de chaque « maison » n'est accessible que par un escalier dédié et est agrémenté de petites terrasses partagées. Ce plan ouvert matérialise ainsi des alcôves accueillant au maximum six personnes. À l'est, un magasin de l'enseigne est implanté au rez-de-chaussée, sur l'esplanade publique. La toiture d'acier laqué blanc est remarquable, avec une série de « cornettes » ouvertes au nord pour apporter la lumière au cœur du bâtiment, et recouverte au sud par des panneaux photovoltaïques. Une alternance de pans de bois et de vitrages verticaux dessine la façade extérieure. À l'intérieur, le bois est omniprésent, structurel et de parement, avec notamment du parquet issu du réemploi, provenant, entre autres, de l'ancienne prison de Vitry-le-François. La cerise sur le programme viendra peut-être des 3 000 mètres carrés de la ferme urbaine exploitée en permaculture bio mise en place par Nature & Découvertes, dont la concession a été accordée par le château de Versailles sur le site de l'étang Gobert long, à proximité. Par cette histoire, le projet de la Canopée démontre que l'engagement de tous les acteurs impliqués a été la clé de sa réussite.
